This site of 4 hectares (10 acres) close to Norwich city centre had been occupied since 1898 by manufacturer ATB Laurence Scott in buildings totalling 275,000 sq. ft.

Building Partnerships considered a range of options for the site including redevelopment for a mixed-use scheme incorporating residential, care home, offices and retail. Prior to planning permission being granted the property was purchased by the existing occupiers.
